I am pleased to enclose details of Groves Dyke Holiday Cottage, near Whitby. A warm welcome is waiting for you in this well appointed home from home, completely refurbished since 2002. On arrival you will be given a quick introduction to the house and then left in peace to recover from your journey. In the dining room you will find cups and saucers, chocolate biscuits and a copy of the Whitby Gazette newspaper on the oak table. This table (and matching chairs upstairs) were made just 3 miles away in Littlebeck, by Tom Whittaker, known as the Gnome Man because he carved a woodland gnome on every piece of furniture he made. The Living Flame gas fire will be lit if the weather is cold. A divider separates the new open plan kitchen from the dining room, and will be stocked with complimentary Fair Trade tea, coffee and sugar next to the electric kettle, and a pint of milk in the fridge. A microwave oven and a 4-slice toaster are next to the four ring gas hob, electric fan oven and automatic dishwasher. The big window above the stainless steel sink overlooks the wild bird feeding station outside and the private woodland nature reserve beyond - which makes washing-up more interesting! An automatic washing machine and a tumble drier are in the new utility room by the front door. The sitting room has a recliner chair, a well padded armchair and a sofa – the perfect place to relax, look through the new double glazed picture window to enjoy the garden and the beautiful views beyond. A small selection of videos is stored under the new Colour TV and Video combo (twin tuner) as well as board games, books, etc for relaxing in front of the Living Flame gas fire. The sofa unfolds to become a full size double bed, so that less mobile tenants can avoid the stairs completely. (The bedding from the double bed upstairs will be moved down to the sofa-bed on request). Lever taps are fitted throughout the house. A shower room with toilet and wash basin opens off the hall. The stairs are fitted with stair gates top and bottom, which can be swung aside if not required. Upstairs there is a bathroom with a big, deep, old-fashioned bath and lashings of hot water, as well as a wash basin and toilet. Three bedrooms open off the landing: The double bedroom has Gnome Man bedside units, a chest of drawers (with mirrors and a hair drier), a wardrobe, chairs and a cot. (NB: The high chair is in the dining room). The twin bedroom has a chest of drawers (with mirror), a wardrobe and chairs. The cot can be moved into this room if you prefer. The small single bedroom has a full-sized bed, bedside shelves, a corner clothes cupboard (with mirror) and hooks behind the door - and a big teddy bear called Sam. All bedding is provided and each duvet is a size bigger than the bed. (i.e. there are double bed-sized duvets on the single beds and a king-size duvet on the double bed). Low allergy surroundings are important to me and I have applied the same principles to Groves Dyke, with a minimum of shelves and clutter to gather dust and all bedding free of feathers and horsehair. NB: No pets are allowed in Groves Dyke for this reason. What should we bring with us? Just towels. (Supplied free to overseas visitors). Conservation is especially important in the midst of such wonderful scenery: Energy - all gas and electricity is included in the rent. There is full gas central heating throughout, with the sensible addition of full double glazing and super-insulation in both the loft and the cavity walls, to reduce heat loss. Hot water is provided by a gas back boiler in the dining room, but this water is pre-heated by the solar panels on the roof, thus reducing your fossil fuel consumption by about half. Wildlife - is encouraged out-of-doors and you are welcome to explore the steep grassy paths around the 5 acres of woodland behind the house. We planted this in 1982 as a private nature reserve and firewood supply, before we moved into Groves Bank (next door).

She received excellent treatment at Leeds General Infirmary and now 10% net of all Groves Dyke income is donated to their Friends of the Leukaemia Unit, in recognition of their wonderful work ‘helping families stay together longer.’ Booking Conditions 1. General - Bookings are arranged between holidaymakers (‘The Holidaymaker’) and the owner of Groves Dyke Holiday Cottage, Mr. Niall Carson (‘Mr. Carson’). 2. Contract - A binding contract between the Holidaymaker and Mr. Carson shall be entered into on Mr Carson issuing the Holiday Confirmation of Booking Form. All holidays and short breaks must be taken on consecutive days.3. Payment - Bookings and reservations shall only be negotiated by Mr. Carson on payment of a non-returnable deposit of £50. The balance shall be payable eight weeks before the commencement of the holiday. If the holiday is booked less then eight weeks from its commencement then the full holiday charge shall be payable on sending the booking form to Mr. Carson. Receipt of any deposit shall not constitute acceptance of any booking. 4. Cancellation - Any cancellation made by the Holidaymaker, for whatever reason, shall be in writing addressed to Mr. Carson at the address shown on the top of the booking form. On receipt of such notice Mr. Carson shall endeavour to re-let Groves Dyke Holiday Cottage for the entire period of the original booking. If Mr. Carson is successful in re-letting Groves Dyke Holiday Cottage. Mr Carson shall refund all monies paid for the period which has been re-let, less the deposit of £50 per week booked. 5. Limitation of Liabilities - The use of the accommodation and the amenities at Groves Dyke Holiday Cottage is entirely at the Holidaymaker’s own risk. Neither Mr. Carson, nor his employees nor agents, shall be under any liability to the Holidaymaker or to third parties, for any injury, or for any loss or damage to the Holidaymaker’s belongings, howsoever arising. No responsibility can be accepted for loss or damage to any car or its contents. 6. Number of People - The number of people using Groves Dyke Holiday Cottage shall not exceed 5 persons over the age of 2 years. A cot is deemed suitable only for children under the age of 2 yrs. 7. Pets - No pets are allowed. 8. Access – Mr. Carson or his representatives shall be allowed access to Groves Dyke Holiday Cottage at any reasonable time during the holiday occupancy. 9. Repair - The Holidaymaker undertakes to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as the same are at the commencement of the letting (reasonable wear and tear excepted) and shall replace with similar or at least equal value, or if the owner requires, to pay the owner the value of any of the premises, furniture, fittings & effects so destroyed or damaged as to be incapable of being restored to its former condition. 10. Arrival and Departure - Groves Dyke Holiday Cottage may be occupied after 3 pm on the day of arrival and must be vacated before 10 am on the day of departure.
