Groves Bank Annexe strongly recommends that you protect your Holiday Booking with a full UK travel cancellation insurance. 

1. Contract of Hire.   This short-term holiday let hiring contract, is between Groves Bank Annexe and the Holidaymaker who is making the booking, and all members of the Holiday party, for which the booking is made and shall be deemed to be made subject to the Conditions of Hire herein. The Contract of Hire is not effective until Groves Bank Annexe is in receipt of the initial £100 administration charge against the booking and has confirmed the booking, The contract will be subject to these booking conditions which must be adhered to. 

2. Initial Payment.   Bookings will be confirmed upon receipt of an deposit of £100 per booking. If the booking is made within 70 days (10 weeks) of the commencement of the holiday date then full payment will be required. Please refer to Covid - 19 restrictions below. £50 of the above is non-refundable and is a charge for reasonable costs incurred by Groves Bank Annexe, in respect of the booking and the risks involved from Groves Bank Annexe entering into the contract with the Holidaymaker/s. 

3. Confirmation of Booking.   The Holidaymaker is responsible for the total published price of the property and any extras as shown on the Confirmation, once the Confirmation of Booking has been issued by Groves Bank Annexe. Receipt and confirmation of the £100 per booking, at the time of booking, is deemed to be the Holidaymaker(s) acceptance and agreement of these Groves Bank Annexe terms and conditions therein. PLEASE ENSURE YOU READ THEM IN FULL. 

4. Balance of Payment.   The balance of the holiday booking payment will be due from 70 days (10 weeks) out, prior to the commencement of the holiday date by notification from Groves Bank Annexe. Groves Bank Annexe reserves the right to cancel a holiday where the balance of full payment has not been received, as and when notified by Groves Bank Annexe within this 70 days prior to the commencement of the holiday date, in which case the full deposit will be forfeited. 

5. COVID RESTRICTIONS.   National and Regional lockdowns.    In the event of a National or Regional Lockdown, whether it be Holidaymaker or Groves Bank Annexe, then you will be refunded the full cost of the booking, minus a £50 administration charge per booking, for costs incurred and risks incurred. If a Government National or Regional Lockdown occurs within the dates of the holiday booking, Groves Bank Annexe will offer the transfer of the full administration charge against a new holiday date, subject to availability and agreement from the Holidaymaker. If the Holidaymaker cancels outright and does not wish to rebook, then a full refund will be repaid to the Holidaymaker less £50 per booking of the administration charge, as a charge against reasonable costs and risks incurred. Groves Bank Annexe still takes care to reduce the spread of disease  and provides anti-viral hand gel.

6. Holidaymaker Cancellation.    Groves Bank Annexe strongly recommends that your Holiday booking is protected by full UK Travel Cancellation Insurance. If you choose not to take out UK Travel insurance, (such as the Post Office or Trailfinders), then you accept the responsibility for any loss due to your cancellation. The holidaymaker(s) must make sure they are fully covered for personal risks which would inhibit their uptake of their booking, such as sickness (including Covid and or Covid isolation), jury service, family bereavement etc.. These eventualities do not mean a refund will be given, unless Groves Bank Annexe can rebook, see conditions below. Any cancellation made by the Holidaymaker, for whatever reason, shall be in writing to Groves Bank Annexe. On receipt of such notice Groves Bank Annexe shall endeavour to re-let the property for the entire period of the original booking. If Groves Bank Annexe is successful in re-letting the property, then the Holidaymaker shall be reimbursed all monies paid less the £50 administration charge against the cottage. Any refund will be subject to a charge made in favour of Groves Bank Annexe, to the value of any expenses incurred by Groves Bank Annexe in accepting a late booking, for example if a discount has been deemed necessary in order to secure a replacement booking. 

7. Amenities.   The use of the accommodation and amenities offered by Groves Bank Annexe, such as the drive, parking space/s, garden, paths, slopes, steps, etc, are entirely at the Holidaymaker's risk and no responsibility can be accepted for any injury, or for any loss or damage to visitor's belongings. 

8. Motor Car and Personal Belongings.   Personal belongings are at the Holidaymaker's risk at all times. No responsibility can be accepted for loss or damage to any vehicle or its contents. 

9. Party Size.   NO CHILDREN.  Under no circumstance may more than the maximum number of 2 adults persons occupy Groves Bank Annexe. Groves Bank Annexe reserves the right to refuse admittance if this condition is not observed. In addition Groves Bank Annexe reserves the right to refuse or revoke (before or during the holiday) any bookings from parties which may in the Owner's opinion (and at their sole discretion) be unsuitable for the property. 

10. Holidaymaker's Responsibilities.   DAMAGES.  Damages and breakages are the legal responsibility of the Holidaymaker and as such shall be refundable on demand. The Holidaymaker undertakes to keep the property and all furniture, fixtures, fittings and effects in or on the property in the same state of repair and condition as at the commencement of the booking and shall replace with similar or at least equal value or if Groves Bank Annexe requires, to pay Groves Bank Annexe the value of any property, furniture, fixtures, fittings and effects so destroyed or damaged as to be incapable of being restored to its former condition.   SMOKING.   NO SMOKING anywhere in or near the building or the woods.   PETS.  NO PETS. NB: Fires, fireworks, Fire Lanterns and Drones are expressly forbidden. 

11. Availability.   The Hiring Contract is made on the understanding that the property and its facilities as stated will be available for the dates. In the unlikely event of the property being unavailable through Force Majeure, and or events arising out of the control of Groves Bank Annexe, then Groves Bank Annexe may be forced to cancel the booking. The Holidaymaker will be advised of any such circumstances as early as possible and will (where feasible) be offered alternative accommodation of a similar type, standard, price and location. If this is not possible, or if the alternative property is unacceptable to the Holidaymaker, then Groves Bank Annexe will refund all monies paid in full - but thereafter the Holidaymaker will have no further claim against Groves Bank Annexe. 

12. Access.   Groves Bank Annexe or their representative shall be allowed access to the property at any reasonable time during the holiday occupancy. 

13. Arrival and Departure.   The property may not be occupied before 3pm on the day of arrival and must be vacated by 11am on the day of departure. Please ensure all personal belongings are extracted from the premises - anything which has to be returned will be charged an up front fee of a minimum of £20. 

14, Complaints.   Complaints must be made during the period of the Holidaymaker's stay at Groves Bank Annexe. Complaints and correspondence received afterwards will NOT be be accepted by Groves Bank Annexe. 

15. Groves Bank Annexe reserves the right to amend their Terms and Conditions as and when necessary, due to Covid restrictions.
